Can you build over a sewer line Welsh Water?

We do not allow structures to be built over or near water mains, or pressurised sewers, due to the risks involved.

Can you build over a lateral drain?

If your property is connected to the public sewer, it’s likely that there will be a sewer pipe and/or lateral drain located within your property boundary and you will need permission to build over or close to it.

Who is responsible for blocked drains Wales?

If the blockage is on public lines then it is the responsibility of Welsh Water. Call us on 0800 085 3968 to report the blockage, or if you would prefer you can chat to us online.

Can you build over a gravity sewer?

Yes. You will need to apply for and gain our approval. Building over or near to a sewer pipe could lead to the pipe, or your home, being damaged. If there are sewer pipes on your land, you do need to consider the position, size and design of your building work before you start and liaise with us before the work begins.

How close can you build to a drain?

Any sewers where the invert level is more than 1.1m below ground level must run at least 500mm away from the foundations. If the invert level is more than 2m below finished ground level, any proposed foundations must be at least 1m from the sewer.

What is a lateral drain Welsh water?

Public Lateral Drain – the section of drain which connects your property to the public sewer. network and is located outside the boundary e.g neighbour’s garden, the highway or other land. Public Sewer – the pipe which flows into the public sewer network from more than one property.

Can you build over a private drain?

Private Or Public You can build over a private drain. Building control will inspect the pipework and approve the works as part of your extension.

Who do I contact about a blocked drain?

If you have any problems with your sewer or lateral drain, for example if it’s blocked, contact your local water company. Your water company has a right to enter your property if it needs to do this in order to inspect or maintain the sewer.

Can I build next to a drain?

It should be remembered that the Building Regulations state that in some soils, such as sands or silt, buildings must not be constructed over or within 3m of a drain unless special measures are in place. Buildings and extensions should not be constructed over a manhole or inspection point on a sewer.

Where are the sewers located in Welsh Water?

Our sewers run under the ground all over our operating area, in streets and gardens, fields and land. So, if you’re building an extension, chances are there will be a sewer pipe nearby. If you plan to build over, or within three metres of one of our water mains, sewer pipes or lateral drains, you’ll need to let us know.

How does Dwr Cymru deal with sewer blockages?

Our regulatory responsibility is to clear blockages in public sewers and transferred assets If the blockage is on our sewer network, we will clear it for you free of charge.

Can you build over a water main in Wales?

If you plan to build over, or within three metres of one of our water mains, sewer pipes or lateral drains, you’ll need to let us know. You cannot start work until we’ve consented to your application. However, please note that we won’t allow you to build over or near to any of our pressurised sewerage mains or water mains.
